SMS Program & Opt-In

Hamilton Development Company, LLC operates Stowlane, our self-storage management software. Through Stowlane we send account and service text messages — payment receipts, rent reminders, past-due notices and autopay alerts — to the tenants of the self-storage facilities that use our software, and we receive their replies. These are transactional account notifications a tenant has chosen to receive. We do not send marketing text messages.

We collect and hold every consent ourselves. The storage facilities named in our messages are customers licensing our software; the facility name appears in the message text so a tenant recognises which unit the message is about. The opt-in itself is taken in software we operate, recorded in our own system, and sent from our own messaging account. Consent is never purchased, rented, sold, shared, transferred, or carried over from another business, brand, or campaign, and it applies only to this program.

2. How a tenant opts in

There are exactly two ways a tenant can turn text messages on, and a person has to take the action themselves in both. Texting is off by default on every account.

Path 1 — The tenant portal notification settings

Each tenant has their own password-free portal account for their storage unit. Under Alerts → Notifications they control every channel we can reach them on. The Text messages (SMS) checkbox is unchecked until the tenant checks it and saves:

  1. Tenant signs in to their storage account through the emailed sign-in link.
  2. Tenant opens Alerts → Notifications.
  3. Tenant checks Text messages (SMS). It is unchecked by default and is never pre-selected.
  4. Tenant presses Save preferences. The opt-in is recorded with a timestamp.

These are the Terms and Conditions of Hamilton Development Company, LLC, the registered brand on this campaign and the business that sends the messages. Like the Privacy Policy link, the Terms and Conditions link sits in the disclosure text at the point of consent, not only in the site navigation or footer.

Privacy policy at the point of consent

The consent disclosure links our Privacy Policy directly, on the same screen as the checkbox, before the tenant consents. In the screenshot above, the final sentence of the disclosure reads “How we handle your mobile number and this consent is described in our Privacy Policy and Terms and Conditions” — and Privacy Policy there is a link to:

Section 9 — SMS / Text Messaging

That is the privacy policy of Hamilton Development Company, LLC, the registered brand on this campaign and the business that sends the messages. Section 9 states that opting in is optional and off by default, that it is never required to rent a unit or to pay, what the messages are, that message frequency varies, that message and data rates may apply, that STOP and HELP are always available, and that mobile opt-in information and SMS consent data are never sold or shared with third parties or affiliates for their own marketing or promotional purposes.

The link is not in a footer, a navigation bar, or a separate legal page. It is part of the disclosure text itself, inside the same block as the unchecked checkbox.

Path 2 — Texting START, which resumes messages rather than starting them

This is the standard carrier keyword that reverses a STOP, and it is the only other way text messaging is ever switched on. No one joins the program this way. It is available only to a tenant who already opted in through Path 1 and later texted STOP. The workflow is:

  1. From the mobile number already on their storage account, the tenant texts START, YES or UNSTOP to the number their facility messages from.
  2. Our inbound webhook matches that mobile number to the tenant record it belongs to. A text from a number we do not recognize is logged and ignored, and we never message it — so this path cannot enroll anyone new.
  3. Text messaging is switched back on for that tenant’s account, and the change is recorded with a timestamp.
  4. Their next message is the ordinary account notification their facility sends — a payment receipt, a rent reminder, a past-due notice or an autopay alert. Every one of those carries Reply STOP to opt out, so the way out is on each message rather than only on a confirmation.

A tenant can text STOP at any time to turn messages off again. Consent is never inferred from a prior business relationship or another channel: the original consent is always the Path 1 checkbox, and this keyword only restores it.

3. Sample messages

These are the actual message bodies our software sends, and they are the same three samples registered on our campaign. Every message identifies the facility and carries the opt-out instruction:

  • Maywood U Store It: payment of $115.00 received. Balance: $0.00. Reply STOP to opt out.

4. Opting out and getting help

A tenant may reply STOP to any message at any time to stop all text messages. The opt-out is honored automatically — at the carrier level and again in our software, which marks the account opted out and stops sending. Replying HELP returns contact information. A tenant can also turn texting back off from the same Notifications screen shown above, or unsubscribe from all communications entirely.

5. Consent is never a condition, and is never sold

Turning on text messages is optional. It is not required to rent a unit, to make a payment, to sign a rental agreement, or to use any part of the software. Consent to receive texts is collected on its own, separately from any rental transaction.

We do not sell or share mobile opt-in or text-messaging consent data. Mobile numbers and SMS consent information are never shared with third parties or affiliates for their own marketing or promotional purposes. The only third party that receives a tenant’s mobile number is our SMS delivery provider, Twilio, acting solely as our service provider to transmit these messages.
